La Farfalla – Lake Maggiore context

INTEGRATED VILLAGES AND RESIDENCES

From a building to a living system

Housing, hospitality, shared spaces, greenery, services, mobility, and management considered as one system.

Scope
Service and design model · adaptable scenarios · regeneration of existing assets · development only after an assignment and technical, planning, economic, and operational review.

What an integrated system means

Integrated villages and residences connect homes, hospitality, shared spaces, greenery, services, mobility, and long-term management. Bau Lütz develops models that respond to the place and its actual functions, avoiding standard solutions applied without understanding the context.

Components

Private and shared spaces; nature and biodiversity; local services; hospitality; mobility and access; energy, water, and materials; long-term management; relationships with local economies and communities.

Possible models as scenarios

Combinations may include residences, year-round hospitality, shared services, culture, training, or place-based activities. These are scenarios to be tested, not prepackaged formulas or promises of feasibility.

Regenerating underused structures

Reuse can reduce land consumption and reactivate existing assets, but it requires technical, planning, economic, and operational review. The first pilot site has yet to be identified and verified.

La Farfalla · MODEL IN DEVELOPMENT

La Farfalla is the model through which Bau Lütz studies ecological villages and the regeneration of underused structures. It brings together housing or hospitality, shared spaces, greenery, culture, activities, and local networks. The renders illustrate preliminary research and do not identify an active site.

Process and stakeholders

1. Problem and objectives. 2. Data and constraints. 3. Use scenarios. 4. Operating model. 5. Preliminary feasibility and phases. 6. Specialist assignments and development only after a decision. The process may involve owners, operators, foundations, municipalities, and cantons.

Do you have a building or territory to regenerate?

Describe the place, its current situation, and the decision you are considering. An initial discussion establishes whether the conditions exist for a pre-study.
