REQUEST A PRE-STUDY

Before designing a solution, we need to understand which decision must be prepared, which data is reliable, and which checks are genuinely necessary.

The Bau Lütz pre-study organizes the initial framework for a site, building, built asset, or possible transformation. If the request is relevant, work begins only after an initial discussion and written definition of scope, outputs, responsibilities, timing, and professional fees.

HOW IT BEGINS

REQUEST

The proposer describes the place, the problem, their role, and the essential information available.

PRELIMINARY REVIEW

Bau Lütz assesses the relevance of the request and identifies any essential information that is still missing.

INITIAL DISCUSSION

Relevant cases are explored in a confidential conversation, without any automatic commencement of professional work.

PROPOSAL AND APPOINTMENT

If the conditions are met, Bau Lütz prepares a written proposal setting out scope, outputs, timing, responsibilities, and fees.

Professional boundary. Submitting a request does not constitute acceptance, free advice, a study, a binding quotation, a promise of financing, an approval, or an appointment. Any work begins only after a written agreement.

WHEN IT HELPS

When land, a building, an area or an objective exists, but documents, constraints, expectations and responsibilities are not yet aligned. It is suited to owners, clients, foundations, operators and public authorities before a full mandate.

WHAT IT REQUIRES

Required information includes the objective and the decision to be made; the location and availability of the asset; known documents, surveys, and constraints; stakeholders; use requirements; indicative timing; and any data still missing. The quality of the initial framework depends on the quality of the available sources.

WHAT IT TESTS

We examine the coherence between the objective and the context, the completeness of the information, evident critical issues, alternatives to compare, and the specialist expertise required. Technical, legal, financial, or permitting studies remain the responsibility of the appointed professionals.

WHAT THE CLIENT RECEIVES

Depending on the mandate: an initial framework, a register of available and missing data, an issue map, first scenarios, comparison criteria, risks requiring further study, and a proposal for the next phases. The actual deliverables are agreed before work begins.

Complete the initial framework with concise but concrete information. Every required field helps us understand who is proposing the case, their relationship to the place, which decision must be prepared, and which conditions are already known.

DOCUMENTS AND NEXT STEP

No attachments are collected with this initial request. If the case is relevant, Bau Lütz will later provide a private channel and specify only the documents needed for further assessment.

Submission is conditional on confirming your right to transmit the information, its accuracy, the preliminary scope of the request, and your review of the data protection notice.
