St Gingolph — residential study between road, slope and lake

PUBLIC AUTHORITIES AND TERRITORY

Bau Lütz develops preliminary studies and integrated scenarios for municipalities, cantons, foundations, and institutional property owners. The starting point is not a standard building, but a real territorial issue: underused assets, housing shortages, productive areas to be converted, reconstruction after natural events, or services that need to be brought back closer to communities.

Regeneration as public infrastructure

A useful project for a public authority must bring together safety, planning, sustainability, cost, time, local identity, and quality of living. Bau Lütz organizes these levels into readable alternatives to be discussed with authorities, owners, specialists, and communities before a solution is defined.

PUBLIC AUTHORITIES

PUBLIC AUTHORITIESAND THE TERRITORY

Bau Lütz develops preliminary studies and integrated scenarios for municipalities, cantons, foundations and institutional owners. The starting point is a real territorial problem: underused heritage, housing shortages, production areas to be repurposed, reconstruction after natural events, or services that need to return closer to communities.

TERRITORIAL APPROACH

REGENERATION ASPUBLIC INFRASTRUCTURE

A project serving a public body must reconcile safety, planning, sustainability, costs, timeframes, local identity and quality of living.

Bau Lütz organises these layers into readable alternatives to be discussed with authorities, owners, specialists and communities before a solution is defined.

AREAS OF INTERVENTION

01

UNDERUSED HERITAGE AND BROWNFIELDS

Former industrial sites, public buildings that no longer meet current needs, hospitality structures in transition and already urbanised areas can accommodate new uses while reducing land consumption. The work includes analysis of the asset, compatibility of use, transformation phases, mobility, greenery and services.

02

RECONSTRUCTION AND CLIMATE RESILIENCE

In territories affected by landslides, floods or other extreme events, safety and identity must not be treated separately. Scenarios integrate hazard maps, protective works, settlements, shared spaces, mobility and landscape, under the direction of the competent authorities.

03

HOUSING, SERVICES AND NEW LOCAL ECONOMIES

Housing for families, staff, active older people or people in education can be combined with local services, shared spaces and local activities. In valleys and peripheral territories, regeneration can support year-round hospitality, crafts, culture, food supply chains and active mobility.

PRELIMINARY STUDY AND DECISION-MAKING PROCESS

From a public question to readable scenarios.

01

FRAMING

Problem
objectives, documents, ownership, constraints and stakeholders may be fragmented.

Bau Lütz response
we define the scope, sources and decision to be made.

Possible output
initial framework and register of missing data.

02

TERRITORIAL ANALYSIS

Problem
assets and needs cannot be understood separately from the territory.

Response
we relate access, risks, planning, services and local networks.

Output
map of issues and opportunities.

03

SCENARIOS

Problem
a solution chosen too early conceals alternatives and consequences.

Response
we build comparable options by function, impact, phases and management.

Output
scenario-and-criteria matrix.

04

PRE-FEASIBILITY

Problem
the public body needs to understand which checks justify the next step.

Response
we define the technical and economic scope without replacing specialist mandates.

Output
plan for further studies.

05

COORDINATION

Problem
decisions and responsibilities may overlap.

Response
we make roles, deadlines and approval stages clear.

Output
responsibility matrix, decision log and subsequent phases.

Fields of intervention

Underused assets and brownfield sites

Former industrial sites, public buildings that no longer meet current needs, hospitality structures in transition and already urbanised areas can accommodate new uses while reducing land consumption. The work includes analysis of the asset, compatibility of use, transformation phases, mobility, greenery and services.

Reconstruction and climate resilience

In areas affected by landslides, flooding, or other extreme events, safety and identity must not be addressed separately. Scenarios integrate hazard maps, protective works, housing clusters, shared spaces, mobility, and landscape, always under the direction of the competent authorities and without premature promises.

Living, services, and new local economies

Housing for families, staff, active older people or people in education can be combined with local services, shared spaces and local activities. In valleys and peripheral territories, regeneration can support year-round hospitality, crafts, culture, food supply chains and active mobility.
