PRIORITY TERRITORIES

Italian-speaking Switzerland

Ticino and the Italian-speaking regions of Graubünden.

French-speaking Switzerland

Geneva, Vaud, Neuchâtel, Jura, and the French-speaking regions of Valais and Fribourg.

German-speaking Switzerland

German-speaking regions, with direct knowledge of at least one territory. Every application states cantons, languages, local network, experience, and availability for site visits.

WHAT WE ARE LOOKING FOR

Land, buildings to renovate or convert, villages and mountain settlements, rural properties, hospitality facilities, collective housing, underused properties, and disused sites suited to residential, cultural, social, or intergenerational projects. Management decides whether to investigate further.

INITIAL REPORT, ACTIVITIES, AND LIMITS

An initial sheet states location, type, apparent condition, sources, any listing, available public data, authorized contact, relevance, issues, and missing information. Depending on the written engagement, the collaborator may observe the territory, gather information, organize site visits, and update management.

Without written authorization, the collaborator does not legally represent Bau Lütz, negotiate, make commitments, promise purchases, financing, or permits, or use contacts and opportunities for personal purposes.

THE PROFILE WE SEEK

Direct knowledge of the territory, observation, precision, reliability, autonomy, discretion, and the ability to distinguish facts, reported information, and impressions. Real-estate, commercial, technical, administrative, hospitality, or rural experience and additional languages are advantages, not substitutes for integrity.

Form, recognition, and tools

FORM OF COLLABORATION

Initially independent: mandate, territorial engagement, referral agreement, or another compatible form. Territory, duration, activities, representation, compensation, expenses, confidentiality, and conflicts of interest are defined in writing. The site does not state percentages or financial terms that have not been approved.

RECOGNITION OF REFERRALS

A publicly available listing already known to Bau Lütz does not automatically generate compensation. Origin, date, information quality, relevance, role performed, and any outcome are governed by the individual agreement.

TOOLS

Territorial criteria, a referral sheet, confidentiality rules, a contact person, and initial training are provided before work begins.
